Terms and Conditions of Rental

Each property gives a price per night for up to 13 nights. Minimum stay is 4 nights. This price is all inclusive of bills, bedding, towels etc.

A security deposit of £100 is required to confirm each booking. The total price including returnable deposit is payable 2 weeks in advance (one month in advance maximum).

A returnable deposit of £100 x the number of weeks stay (maximum of £400) is charged for each apartment against damage and this is returned after the apartment has been checked and cleaned.

Check in times are between 1400 and 1800. Please let us know if you are unable to arrive between those times. Other arrangements can be accommodated but a charge of £10 will be added to your stay. Check out time is 11am. This gives us time to clean the apartment in time for the next guest.

PAYMENT

For stays of less than one calendar month, full payment must be made prior to arrival. For stays in excess of one calendar month, the first months accommodation charge must be made prior to arrival.

All cancellations must be made in writing. Where a cancellation is received less than 28 days prior to the start date, refunds of accommodation charges are made subject to the apartment being re-let.

For any cancellations that are made less than 14 days prior to the start date, no refunds will be given. No refunds will be made for non-arrivals.

NUISANCE

Guests are expected to behave in a reasonable manner and to allow neighbours to peacefully enjoy their apartments and environment.

INTERNET

Most of our apartments have broadband internet access. Use of the Internet is on the understanding that, under no circumstances will Birmingham Short Lets be held responsible for any actions that might arise from the use of a guest’s Internet connection. We accept no responsibility for any virus that may be received following your use of the Internet – we recommend that your equipment utilises sufficient software protection. We offer no guarantee that access to the internet will be available at all times whether through any fault of our own or externally.

SMOKING

All of our apartments are strictly non smoking.

RIGHTS

All apartments are let as serviced apartments and on the basis that no rights of tenancy are created. If the contract is with an individual person (as opposed to a Company) then by entering into this contract the person is declaring that the apartment let by Birmingham Short Lets apartment is not his/her primary place of residence.

We reserve the right to request that guests vacate their apartment within 24 hours.

Although we will make every effort to ensure that guests enjoy a peaceful stay, we cannot be held responsible for any failure or interruption of services to the apartment, including but not limited to; wireless broadband internet access, electricity and water or any damage, disruption or noise caused as a result of repair works being carried out in another part of the apartment block or surrounding area.

BirminghamStudio.com reserves the right to enter into the apartment at any time.
BirminghamStudio cannot be held responsible in any way for loss of, or damage to, contents, furniture, fittings or any personal belongings while a guest is staying at the apartments.

No fixings or pictures/posters are to be attached to the walls and no alterations to the fabric or furnishings of any apartment is to be made.
